22-36 Mountain Street Ultimo NSW 2007

Encorp completed critical structural works to an exemplary standard, demonstrating precision and a commitment to enduring quality at each stage of the project.

Our team conducted thorough pre-commencement inspections, diligently established the site, managed access, and handled rubbish removal. These preparatory efforts ensured a secure and orderly environment, setting the foundation for an efficient and well-organized project flow.

Encorp conducted detailed structural assessments by cutting out the slab around columns C1-G, C2-G, and C3-G, followed by excavation down to reveal the underlying footings. Each footing was carefully exposed for inspection, allowing for a comprehensive reassessment and confirmation of foundational stability. To ensure site safety and protect the surrounding environment, we implemented secure timber hoarding around each work area, preserving adjacent spaces while the structural assessments were performed.

Following these investigative works, Encorp executed the cutting and removal of topping defects at locations identified. Our team worked closely with the engineer, exposing and assessing the framing for detailed review and recommendations, thereby ensuring every measure was in place for the structural longevity of these elements.

The strengthening of ground-floor columns at identified locations was carried out with exacting adherence to specifications, utilizing reinforcement techniques. By fortifying these columns, Encorp significantly bolstered the building’s load-bearing capacity, enhancing safety and stability on this critical level.

On Levels 2 and 3, Encorp applied rigorous strengthening techniques to columns, through the installation of welded plating, we reinforced these columns to address potential structural torsion and ensure alignment with future load requirements as prescribed by the engineer. This work was executed with precision, reinforcing the structural framework while upholding aesthetic cohesion.

On the First Floor, the reinforcement of designated columns was completed as specified in the engineers report, achieving the desired stability and strength through careful adherence to engineered details.

Additionally, strengthening of the torsional column and beam at C7-1 on Level 1 was performed with exact compliance to the reinforcement specifications detailed in engineer. This critical work has solidified the structural integrity of the torsional elements, supporting the building’s overall resilience.

Upon completion of all investigative and reinforcement phases, Encorp expertly reinstated the slab and finishes at three locations impacted by the C1-G, C2-G, and C3-G column strengthening activities. This final touch restored each area to its original finish, blending durability with visual consistency.

Encorp’s make-good works encompassed targeted steel plate strengthening, concreting, and finishing at C1.11’s Defect 1 and Defect 2 areas, following the engineer’s recommendations. This included the replacement of polystyrene foam and a concrete topping layer, addressing heaving and restoring uniformity to the slab.

Through these structured and meticulously executed stages, Encorp has enhanced the building’s structural integrity, achieving a standard of excellence that reflects both its commitment to quality and its dedication to safeguarding the building’s future.
